A Newman Village homeowner reached out because guests kept asking about a smell she could no longer find. The carpet looked spotless. There was no visible stain anywhere. But on warm afternoons, a faint cat-urine odor drifted through the living room — a “ghost smell” with no obvious source. This is one of the most common pet calls we get in Frisco, and it’s almost never about the stain you can see.
Stains you can clean. Odor is a different problem.
A stain sits on the surface. Odor lives deep — in the carpet backing, the padding, and sometimes the tack strip and baseboards. Cat urine in particular is concentrated and high in the compounds that crystallize as they dry. You can scrub the fiber until it looks new and still leave the odor source completely untouched a quarter-inch below it.
Why the smell gets stronger in summer
Those dried crystals are hygroscopic — they pull moisture out of the air. When Frisco humidity rises or the A/C cycles off, they rehydrate and re-release the odor. That’s why so many homeowners tell us the smell “comes and goes” or “is worse some days.” It isn’t your imagination; it’s chemistry reacting to the weather.
How we actually remove pet odor (not just cover it)
- Locate it first. A UV light shows the true footprint of old accidents — usually far larger underneath than on top.
- Treat at depth. We inject enzyme and oxidizing solutions into the backing and pad so they break down the odor-causing crystals where they live, then keep them wet long enough to work.
- Extract, don’t mask. Truck-mounted hot-water extraction flushes the dissolved residue out. Deodorizers alone just layer a scent on top of the problem.
When odor has moved past the carpet
If a spot has been hit repeatedly over months or years, the padding and subfloor may be holding the smell, and occasionally the air handler is circulating it through the home. We’ll tell you honestly when extraction will fully solve it versus when the pad needs replacing — guessing wastes your money.
Before your appointment
Hold off on the scented sprays and powders; they make it harder to find and treat the real source. If you’ve got a current accident, blot it dry and leave the rest to the depth treatment.
