In Plano's older west and central neighborhoods, a dog accident from three owners ago is usually not sitting on the carpet fiber anymore. It has soaked into the pad. We find it with a UV lamp before we treat anything.
We darken the room and walk it with a UV lamp before we quote a dollar. Old urine glows, and it almost always covers more floor than the visible spot does. We mark every deposit so you see the same thing we see.
A stain sitting on the fiber and a deposit that reached the pad are two different jobs at two different prices. We check with a moisture meter and, where it is warranted, lift a corner to see whether the urine stopped at the carpet backing or went through to pad, tack strip and subfloor.
Surface products cannot fix a problem that lives underneath the carpet. We inject enzyme treatment down into the pad and give it real dwell time on older deposits. Where contamination has gone all the way through, we cut out the affected pad and seal the subfloor under it.
We flush the treated areas with hot water extraction and set air movers so the pad dries out instead of sitting damp. Then we run the UV lamp a second time and walk the rooms with you before we call it finished.
